Location:  The property is located at 215 8th Street East, Bradenton, Florida and consists of 10.49 acres.

Property:  The property consists of an operational marina with ancillary uses including:

  • A 38,400 square foot (SF) boat storage facility designed to provide up to 276 berths.
  • Open air restaurant/bar improvements providing seating for 108 at tables and 28 at the bar (leasehold improvements).
  • Adjacent Chickee Hut operated as overflow bar with seating for 44 at tables and 32 at the bar (leasehold improvements).
  • Ship store/retail space and marina offices.

Receivers Duties:  Assessed the operational characteristics of the facility, analyzed the financial characteristics and reported the same on a monthly basis.  Reviewed and approved all vendor agreements and leases, prepare inventory of all furniture, fixtures and equipment (FF&E) utilized to operate the property.

Lender:  Branch Banking and Trust (BB&T) / Garrison Financial Group (GFG).  During the course of the receivership BB&T sold the note/mortgage to GFG, who negotiated a note sale.
